True. But not a renter. It's a family member (at another home not here) who was going to stay for a month or two to get back on his feet but it's been 6 months and... well let's say it doesn't look much like this party is willing to leave peacefully.

Obviously if hey are a criminal or they appear to commit criminal acts you call the sheriff. In a less violent time you go to the sheriffs office and say they won’t leave please make them go away. Assuming they are not on the deed they go away.

Both my brother and a good friend has issues with renters who wouldn't pay and by the time they got evicted they did more damage to the house then the rent they paid in my brother's case. My friends place was trashed also. Then you have my uncle who has had the same renters for 25 plus years and never had an issue.

Good luck getting them out and hopefully they do not destroy the place.

When I am stuck and need to figure something out I always remember the Immortal words of Socrates when he said:"I just drank what?"

We had a rental unit in farm. After two bad experiences with tenants not paying, not following lease, wrecking shit we decided it will never get rented again. Rent is so cheap out here that unless you fix everything yourself you are going to take a bath if anything goes wrong. When I kick my kids out they can live in I until they put me in a home.

Renting property is very lucrative. You just have to know how to do it correctly.

Step 1: Avoid renting to scumbags.
