Yeah water from sump pump into basement = fucked on insurance. Water comes in from doors and windows from outside = all good. I was really surprised here in this area as the way the land is and differing elevations house do not have sump pumps.

Before replacing your garbage disposal... just check to see if the button on the bottom is tripped.

Yes! Just turn it a 1/2 turn with an allen wrench. Saved me some $$ in the past.

However, I'm pretty sure I could replace a disposal faster than I could replace a sump pump. That seems difficult to me.

Nah, it's easy. 10 minutes tops.

I'm confident most of us know this, but just in case .... sump failure (and sewer backup) leading to water (or worse) damage is almost certainly NOT automatically covered on your homeowners insurance. You can purchase the coverage, but it's going to be an add-on. There may be a few different kinds ... depending on if you have a finished basement or not ... be sure to ask if your personal property would be covered if said basement is finished.

If you don't know, call your customer service line (or during business hours, your agent).

This isn't known by most homeowners.

Ok so I had a homeowner who called us while on vacation... his furnace had stopped running (10 years with no maintenance) and since he was gone his pipes froze (including frozen toilets which is totally cool cause I never seen that and I dig it), and burst and insurance didn't cover his damage because he had done no maintenance on his equipment, which I didn't know they could deny maintenance for that but whatever.

If you obviously don't take care of your things (heating devices, roof) then they have some room to give you the brush off .... it dovetails off the idea that (essentially) your homeowners insurance is for things that happen in an instant, not things that happen over time ... I'm not on the claims side but that's a quick rule of thumb ... by the way, your agent will have ZERO to do with your claim ... they can be a helpful liason to a degree, but they're just not part of the decision process, and unless they're really, really special the claims people probably don't give a dog's dick about what they have to say (unless you have several lines of business with the company, which I've seen help get claims paid ... think of it like a casino comping you more for the more you play/spend).

That said, I would be curious to know if there's a bit more behind the claim being denied.

So as we all know, Skilling usually predicts the weather slightly to the "extreme" side - but he seems to be scaling back a little (still 3/4" or more) on his rain prediction and increasing the winds instead.

No, that's just a case of a person not covering themselves properly. Caveat emptor is still the business model to this day, albeit with considerably more oversight and consumer protection than it used to be.

Incidentally, chances are at least 99.99999% that none of you are covered for earthquake damage ... neither your dwelling nor your personal property ... neat!

Don't know more. Just that he asked me to forge a doc saying I had done maintenance two years consecutive.

Same is true on this side of PA but around here people do not have true basements, they usually are above ground because it is rather hard to dig here (kinda rocky on the side of a mountain. My house does not have a basement. In fact, I can only think of one house around here that has a true basement.

There is no guarantee that this perfectly describes your coverages ... that's precisely the kind of thing you check with your agent ... but it's unlikely that there's any significant deviation from the 'covered perils' shown below ...

No Cory is right. We have a "basement" level of the home but they call it a game room? Anyway they don't dig the foundation too deep and so then sewers are not overhead like a Chicago bungalo.

So, Darko, I've got one of the 4 inch thick (insert joke here) furnace filters- no cheap replacement on the Ace shelves for those. price is down to about $30 each, replace them three times per year. I heard to stack four of the cheapos in its place, but that doesn't recreate the surface area.

I really wish I knew how to do more around the house. I'm awful in that regard. When we first moved in it took me like an hour just to change the locks on the front and back door.

A lot of small colleges or community organizations offer classes on some of that stuff if you were real motivated.

I think they'll still offer it even if he's not.

You can google most stuff. It even tells you how hard it is.

I put in a new dishwasher that way. It took me longer than expected as I wanted to be absolutely sure I was doing it right, and then I almost passed out at dinner because I assume I was dehydrated. It was then I decided I was done with home improvements on anything water or gas related.

yeah, i'm willing to hack my way though most things
but i won't attempt anything plumbing or electrical related beyond very basic things
i can hang lights, repair a lamp, etc. but anything more than that i'm not risking it. i saw that very special episode of Diff'rent Strokes where WIllis got electrocuted and its stuck with me throughout life

Frank, I got a guy for all your needs. Just call me and let me know what you need. He's an HVAC guy but he can do pretty much anything around the house. You can learn for him.

You can always change your filter rack.

What do you think of those "green" filters?

They seem to work just fine.
